How much does a re-roof actually cost in BoP, 2026?

If you have Googled "re-roof cost NZ" you will have seen numbers anywhere from $9k to $50k. The spread is real, and most of the websites will not tell you why. Here is the honest version, with figures from the jobs we quoted across the Bay this autumn.

If you have Googled "re-roof cost NZ" you will have seen numbers anywhere from $9,000 to $50,000. The spread is real, and most of the websites will not tell you why. So here is the honest version, with figures from the jobs we quoted across the Bay this autumn.

The short answer: Most BoP re-roofs in 2026 land between $15,000 and $35,000 inc GST. A standard 150m² single-storey home with a Coloursteel longrun replacement is usually $19,500 to $26,250. The biggest cost drivers are size, pitch, access, and material spec, in that order.

What you are actually paying for

A re-roof price is six things stacked together. When two quotes for the same house differ by $8,000, it is almost always because one of these is missing or wildly different:

  1. Labour. Two to four crew on site for three to five days on a standard home.
  2. Materials. Coloursteel sheets, underlay (Thermakraft or similar), fixings, flashings, ridge caps, sealants.
  3. Removal and disposal. The old roof has to go somewhere. Skip plus tip fees.
  4. Site protection. Edge protection, scaffolding if any, ground sheets, your gutters covered while we strip.
  5. Project overheads. Quoting, measuring, ordering, scheduling, sign-off, photos, warranty.
  6. Warranty. Our 5-year workmanship warranty plus the 10 to 30 year Coloursteel material cover get baked into the price.

Per-square-metre rates

Every roofer carries their own number for this, but for the Bay of Plenty in 2026 our installed rates are:

  • Coloursteel longrun re-roof: $130 to $175 per m²
  • Coloursteel longrun new build: $110 to $145 per m² (less time on site, no strip-out)
  • Decramastic / pressed metal tile: $165 to $215 per m²
  • Rescrew of existing roof: $42 to $62 per m²

We don't install concrete tile, clay tile or torch-on membrane, those are specialist trades. If your current roof is one of those and you're considering a tile-to-metal upgrade, that's our bread and butter and we're happy to quote.

Worked examples from the last quarter

To make those numbers concrete, here are three jobs we quoted in the last six weeks, anonymised:

Example 1: 145m² single-storey, Pāpāmoa

Standard gable roof, 25 degree pitch, easy access, ground-level scaffolding. FlaxPod Coloursteel longrun. New flashings, two new sky domes refitted. Quoted $22,800 inc GST. Three days on site.

Example 2: 198m² two-storey, Bethlehem

Multi-hip with two valleys, 30 degree pitch, full perimeter edge-protection scaffolding (over 4m). Karaka Coloursteel. Existing Decramastic strip-out (more disposal, slower to remove). Quoted $36,400 inc GST. Five days on site, plus a day either side for scaffold up and down.

Example 3: 110m² coastal cottage, Mt Maunganui

Simple gable, 22 degree pitch, easy access, salt-exposed. We specified Ironsand Maxx (a coastal-grade coating instead of standard Coloursteel) because the home is within 200m of the beach. Quoted $19,950 inc GST. Three days.

Variables that move the price

Two houses the same size can quote $5,000 to $10,000 apart because of these:

  • Pitch. Steeper roofs are slower to walk and need more safety gear. 30+ degrees adds 8 to 15%.
  • Storeys. Two-storey work usually needs perimeter scaffolding (over 4m fall risk under NZ H&S rules). Allow $3,000 to $6,000 just for the scaffold hire.
  • Complexity. Multi-hip, valleys, dormers, lots of flashings. Each junction is custom-folded steel work.
  • Skylights and sky domes. Refitting an existing one is straightforward. New cuts cost extra.
  • Access. If the truck cannot get within 20m of the house, materials get hand-carried.
  • Coastal location. Within ~3km of the coast we recommend Maxx-grade Coloursteel, around 8% more in material cost.

The hidden costs people forget

Three things that sometimes get missed in a quote and surface during the job:

  1. Rotten timber. Once the old roof is off we sometimes find rotten purlins or decking underneath. We cannot quote that until we see it. Budget $500 to $2,500 contingency on any pre-1990 home.
  2. Asbestos. Roofs installed pre-1985 (rare in BoP, but they exist) may have asbestos-containing flashings or underlay. Removal requires a certified contractor, separate cost, usually $2,000 to $6,000.
  3. Spouting and downpipes. If your gutters are older than the roof, doing them at the same time is the right call. Budget $1,800 to $3,500 for a standard 150m² home.

What is not included in a Bradley quote

To save anyone the surprise: our quotes do not include council consents (most like-for-like re-roofs do not need one), scaffolding above 4m (it is quoted separately so we can compare scaffold contractors), rot repair (priced once visible), or asbestos removal.

Photos give you a ballpark, but the real number always needs eyes on the roof.

When NOT to re-roof

The right answer is sometimes "leave it alone for a few years". If your roof is 18 to 25 years old and the substrate is healthy, a rescrew at $42 to $62 per m² extends the roof by 15 to 20 years for a quarter of the cost. We will tell you straight when that is the right call, even though it is less work for us.
